Airbnb Break-Even Occupancy Calculator

How many nights a month do you need to book before your short-term rental covers its costs? Fill in the boxes (use your own currency) and press Calculate. It runs in your browser; nothing is saved or sent.

Ready to host? The Airbnb Welcome Book Template (my own product, made with AI assistance) gives guests everything they need and cuts repeat questions. Code LAUNCH30 gives 30% off while it lasts. Also try the Airbnb Income Calculator.

How it works

Each night you book earns your nightly rate. Each stay also earns the cleaning fee but costs you cleaning and supplies. The calculator turns that into a profit per night, then divides your fixed monthly costs by it to find the break-even number of nights. Divide by the days available and you get the break-even occupancy rate.

What is a good occupancy rate?

It depends on your city and season, so check your own booking history and similar listings nearby rather than trusting a national average. If your break-even occupancy is above what comparable listings reach, lower your costs or raise your rate before you list. If it is far below, you have a comfortable margin.
