Make the stay easy to run. The Airbnb Welcome Book Template (50-page printable guest guide plus host kit; my own product, made with AI assistance) saves repeat questions and supports better reviews. Code LAUNCH30 gives 30% off while it lasts.
How the numbers work
Booked nights per month = 30.4 × occupancy. Stays per month = booked nights ÷ average stay. Revenue = booked nights × nightly rate + stays × cleaning fee. Then the platform fee, cleaning cost and your fixed monthly costs come off. Break-even occupancy is the share of nights you must book to cover every cost. The minimum nightly rate is what you need at your current occupancy to make zero profit, so charge above it.
Ways to improve your profit
Raise occupancy before price: better photos, a clear title and a fast reply time matter more than a few dollars a night.
Lengthen stays: fewer turnovers mean lower cleaning cost per night. A small discount for weekly stays often pays for itself.
Cut repeat questions: a printed guest guide answers Wi-Fi, parking and check-out in one place.
Label things: clear labels for switches, bins and shelves stop common mistakes. A basic label maker such as the Brother P-Touch PTD220 is handy for this.
Check local rules: licences, taxes and occupancy limits differ by city. This tool does not include income tax or occupancy tax.
